Our Association is a non-stock, non-profit corporation. We maintain the Cedar Lake property and procure liability insurance with the money paid by our members each year. We also receive some income from a limited number of Associate memberships. An Associate member is someone who does not live at one of the 146 deeded addresses of our association.

To maintain our homeowners association status with the IRS, we need to maintain a ratio of the sources of our income: Homeowners vs Associate memberships. This is why we must limit the number of Associate memberships. If we were to increase the number of Associate memberships, we would need to increase the fee each of the homeowners pay.
